Terms and Conditions


For all bookings, we require a $300 bond and one off handling fee of $10 (bookings are not confirmed until receipt of this payment). (NB – Special Festival Mardi Gras Weekends require a $400-$500 bond.) For some properties a 50% payment of the rental is required at the time of booking. This will be advised in writing at the time of booking After this bond has been received, confirmation will be sent to you by email. If written confirmation is required please ask at time of booking.

Full payment of the rental amount is required FOUR weeks before your booking

date. Confirmation will be sent along with maps, location of house key and any other additional information that you may require.
Payments should be made by internet banking.
Failure to pay will entitle the property owner to cancel the booking.

Bonds will be repaid within 7 days of receiving account details
Bonds repaid into overseas accounts will not include bank transfer fees or credit card fees


To ensure the properties are presented to you upon arrival in a pristine condition we require check in to be arranged for after 4pm on the day of arrival and checkout is to be before 10am on day of departure – unless specifically arranged with the management team. You will be asked and are expected to leave the house tidy ondeparture if you have paid a cleaning fee.
A compulsory cleaning fee is required for some properties, and will be included in your rental price..
If the cleaning of the property takes more than the allocated hours a further $25 per hour fee will be deducted from your bond
If the property does not have a cleaning fee you will be asked to leave the property as found on departure.
This will be explained to you by email when booking and there are instructions inside the property..


Please note that guests are responsible for the cost of repairs or replacements should any damages occur during their stay.


Entry to the property shall be FROM 4pm and departing NO LATER than 10am.
Should you wish to make alternative arrangements to this, please make your request in writing at the time of the booking, written approval will be given by House.


Cancellation is not allowed for bad weather and CLOSED MOUNTAIN DAYS. This includes rain, lack of snow, poor visibility on mountain slopes, volcanic eruptions, storms, and general bad weather. If for any reason you decide to cancel your holiday home booking, your bond will be held. If all of your accommodation balance has been paid and we cannot replace your booking 50% of your booking cost will be held.


We do not permit more than the number of persons specified on the Booking Confirmation to sleep at the property. This is against fire regulations. If this condition is broken, it will result in immediate eviction of tenants from the premises, with complete loss of rental and bond.
Where the property is not left secure or any damages made, the tenant agrees to pay for any costs to reinstate the property including any damage costs.


Prepaid rubbish bags for your use are available to purchase at the local New World supermarket. You need to sort your recycling (which is free to recycle!) and take all your rubbish to the local transfer station in Ohakune. We will charge you a minimum of $25 per bag of any rubbish we are left to dispose of.
We encourage our visitors to the Ruapehu District to be proactive with your rubbish to ensure our community is kept beautiful for us all to enjoy.


In some properties linen is provided and included in the rental cost. you will be advised on booking
If you require linen there will be an extra charge for this depending on the property booked, this will be given to you in writing
